Site Location

The proposed site comprises 2 – 4 Whitworth Street West, which is currently occupied by two vacant buildings rising to 3 and 4 storeys respectively. It is in a prominent position to the south of the city centre nestled within the Deansgate cluster of tall buildings.

The site sits within the 2008 Whitworth Street West Framework, a development framework proposed by Manchester City Council to support the redevelopment of the area with high-quality landmark buildings. 

The plot itself is bound by Whitworth Street West to the north, the Grade II listed railway viaduct and Deansgate Station to the south, Cameron Street to the east and Bugle Street to the west.

The site previously achieved planning permission (Ref:126308/FO/2020) in 2020 for the demolition of the two vacant existing buildings on site, the stopping up of Rowendale Street and the construction of a Travelodge Hotel. The consent was never implemented and has since expired.

The Opportunity

This site offers significant opportunities to enhance the locality, making a positive and energising contribution to an exciting neighbourhood.

The remarkable location provides ‘on the doorstep’ access to a range of public transport, including the Manchester Metrolink and National Rail via Deansgate Station.  

Residents will have unparalleled access to the city's extensive amenities and services, as well as an array of retail, renowned restaurants and world class cultural attractions, all within walking distance.

The development offers the opportunity to regenerate a vacant and underutilised brownfield site through the delivery of much needed new urban homes.

From a place making perspective the site presents a unique opportunity to connect the emerging First Street neighbourhood with Deansgate and the wider City Centre, promoting better connectivity and sustainable travel delivered through considered pathfinding and well-lit public realm.


The Proposals

The proposals include the demolition of the existing buildings at 2 - 4 Whitworth Street West and the construction of a 44-storey residential development providing 364 new homes.

The entrance of the building will be formed of a three-storey arched terracotta colonnade, delivering landmark architecture to Whitworth Street West. The building’s expression draws upon Manchester’s rich history and local palette of materials to further root the design within its context, providing a visual connection with the listed railway viaduct to the south and Deansgate Station to the west.

Active frontage will be delivered at ground, first and second floor levels, providing residents with a combination of formal and informal workspace, health and wellbeing provisions, designated amenity and external balconies offering exceptional views across the city.

CGI of the development

The new public realm aims to strengthen the connections between Whitworth Street West and surrounding neighbourhoods, creating well lit, publicly accessible external amenity and improved permeability for the wider community.

Where possible, re-use of existing materials will be explored, and the introduction of post-industrial structures used to reflect the character of the site whilst creating a sustainable and landscaped habitat for enhanced biodiversity within the City.

Come along to our drop-in session

If you’re interested in finding out more about our proposals, we are holding a drop-in session at HOME (2 Tony Wilson Place, Manchester M15 4FN) on Tuesday 15 October between 3.30pm and 7pm. The session will be an opportunity to meet the project team, view our plans and tell us your views.
